This page provides transparency about the principal Public Data Sources used within the Xenscope platform and the licences under which they are published.
1. UK Energy Performance Certificate (EPC) Data

1a. Address and postcode fields — Ordnance Survey and Royal Mail
The address and postcode fields published with the EPC register are not covered by the Open Government Licence. They are processed against Ordnance Survey’s AddressBase Premium product, which incorporates Royal Mail’s PAF® database, and MHCLG publishes them with the consent of Ordnance Survey and Royal Mail Group Limited. Unique Property Reference Numbers (UPRNs) are licensed under the Open Government Licence v3.0.
Copyright and database right notice:
This data contains address data (address 1, address 2, address 3,
postcode) processed against Ordnance Survey’s AddressBase Premium
product, which incorporates Royal Mail’s PAF® database
(Address Data). Ordnance Survey and Royal Mail Group Limited reserve all
their respective copyright, database rights, trademarks and other
intellectual property rights.
Ordnance Survey and Royal Mail Group Limited permit the use of address data solely for specific purposes related to the energy performance of buildings, as set out in the MHCLG licensing restrictions notice. Any use of address data not specified in that notice, or not covered by a copyright exception, requires an appropriate licence from Ordnance Survey. Where address data is shared onward for a permitted purpose, this notice must be included with it.
2. Indices of Multiple Deprivation (IMD)

Includes small-area statistics relating to deprivation across multiple domains.

3. UK House Price Data

- UK House Price Index (HPI)

Provides transaction-level and index-based information on residential property sales.

4. Postcode Geography Data
Dataset: ONS Postcode Directory (ONSPD) Postcode Centroids
Publisher: Office for National Statistics
Licence: Open Government Licence v3.0 (OGL)
Provides postcode geographies and centroid coordinates. This dataset is distinct from Royal Mail’s Postcode Address File (PAF) and does not contain full address data.

Licence v3.0.
5. Additional Public Sector Datasets
Xenscope may integrate additional datasets from UK government departments, local authorities, or public bodies where such data is made available under open licences (including the Open Government Licence v3.0 or equivalent).
Where required, attribution will follow the applicable source licence terms.
Use of Public Data Within Xenscope
Public Data Sources are:
- Aggregated, structured, and analysed within the Xenscope platform
- Combined with proprietary models and Derived Scores such as ACI and FPRI
- Provided subject to the original source licence terms
Users of Xenscope are responsible for complying with applicable attribution and reuse conditions when exporting or redistributing data outside the Platform.
